Small lot, decent stump, and a rig in the only route
Kenwood Estates is a short lake-access cul-de-sac of compact one-story brick and frame houses, most around 1,250 square feet on lots that were never generous. Ellis Court and Allentown Road have a boat, a bass rig or a camper down the side of most driveways, which is entirely reasonable two minutes from the water and completely fatal to a stump grinder's route.
That is genuinely the main issue here, more than species or soil. The stump behind the house is straightforward. Threading a machine past a trailer tongue and a fence post with four inches to spare is not, and it is not something to discover on the morning of the job with a crew standing in the driveway. The lots run short front to back as well, so the stump is frequently within ten or twelve feet of the slab, and that is close enough to want the downspout run and the crawl vent noted before we start.
The access talk comes before the stump price
When you call about a Kenwood job, expect us to ask about vehicles before we ask about the tree. Is the boat on the trailer or off it. Can it go to the street for two hours. Is there a second route around the far side of the house, and if so is that gate wide enough to matter.
Answer those three and the quote gets a great deal more accurate. We would rather book you for a Tuesday when the truck and trailer are somewhere else than turn up on a Saturday and find the rig blocking the only way through. Loblolly pine is the stump to talk about here
There is a fair amount of loblolly through this pocket, planted in the 60s and 70s and now well past a comfortable size for a small lot. Pine grinds differently from everything else we handle. The resin softens under friction and gums the wheel, the material comes out damp and matted rather than loose, and sap-heavy grindings left on a driveway will stain the concrete inside a week.
So on a pine job we tarp the concrete, clean the wheel more often, and generally suggest hauling the chips instead of raking them back. It takes longer than an oak of the same diameter despite the wood being softer, which surprises people. Water oak and silver maple, the other two regulars on this street, behave normally.
What people are clearing space for
Almost everyone on this cul-de-sac is short of somewhere to put something. The stump is usually in the way of a gravel pad for the trailer, a shed going into the back corner, or a fence line that has to run straight through where a cedar used to be. A few calls are simply about mowing - on a lot this size, a stump you have to circle costs real time every week through summer.

On lake-access lots there is also the question of the path down to the water. Where a cedar or a water oak has come out along that route, the root plate can leave a step in the ground that turns into a slip hazard in wet weather, and it is worth grinding wide enough to regrade the whole tread rather than just the stump face.

Does pine grind faster than oak since it's softer?
Counterintuitively, no. Soft wood cuts easily, but loblolly resin melts under the wheel and packs the cutting pocket, so the teeth stop biting and the operator stops to clear it. Add tarping and the extra cleanup on concrete and a pine stump often runs longer than a water oak of the same diameter. We price it accordingly.
How long will you actually be at my house?
For one mid-size stump with clear access, allow ninety minutes door to door, perhaps twenty of that setup and cleanup. Add time for a tight side yard, a slope, or pine. Where a job stretches into half a day it is almost always the route in rather than the stump. You get an arrival window the day before and a confirmation that morning.
